• Project Overview
The property consists of a federal and state Superfund sites that had to be evaluated for their suitability to construct a mixed-use development; and then organize the environmental and entitlement process to reach the desired consensus from the multiple levels of regulatory agencies involved in oversight. The property is one of the first sixteen USEPA national Brownfield showcase redevelopment projects. |

• What made this job complex
Multiple agencies at each level were responsible for a host of regulatory issues. The contaminants consisted of radioactivity, heavy metals, and volatile organic chemicals. The affected media was soil, groundwater and sediment in the adjacent estuary. In addition, part of the property was a municipal landfill, all of which made productive use of the property virtually impossible. |

• How Posillico solved it
The environmental issues were delineated on maps and evaluated for data gaps. The missing data was obtained through subsequent fieldwork. The potential risks were identified, evaluated and field verified to confirm the evaluations. Recommendations on development scenarios were presented to the developer and subsequently the environmental mitigation was then incorporated into the reuse plan through a combination of engineering controls and additional remediation. |
